How do I find a supportive services vendor for a LIHTC property in Texas?
Start with your Land Use Restriction Agreement (LURA). It lists the specific supportive services your property owes, how often they must happen and where. Then look for a provider who can deliver those exact services on site, free of charge to residents, and hand back the records a TDHCA monitoring review looks for: sign-in sheets with dates and unit numbers, flyers and calendars, and provider agreements and invoices.
Roseway plans and delivers programming for tax credit and affordable communities in Texas, including life skills and job readiness workshops, financial literacy education, health and wellness sessions, and kids and family programming, with organized follow-up records. Your compliance team should still confirm that each planned service matches your LURA. For the full picture, read our guide: TDHCA Resident Supportive Services: What Counts and How to Document It.
Do resident parties count as TDHCA supportive services?
Generally, no. Required supportive services are defined by your property’s LURA and usually focus on education, health, financial or skills programming. Social events build community, but they typically do not satisfy a supportive services requirement on their own. Check your LURA and current TDHCA rules for your property.
Does using Roseway guarantee TDHCA compliance?
No, and no vendor can promise that. Your LURA and TDHCA’s rules decide what counts. Roseway delivers the programming and keeps the records organized; your compliance team should confirm that each planned service matches the services your LURA requires.
What reporting do we get after a program?
Every program ends with a follow-up report covering attendance and resident feedback, along with post-event photos. For affordable communities, Roseway keeps sign-in sheets, flyers and provider records organized so your team has them ready for ownership and compliance reviews.
Can property managers outsource resident programming entirely?
Yes. That is the core of Roseway’s model: planning, vendor coordination, on-site execution and follow-up reporting are all handled by Roseway rather than your on-site staff.
Do you offer customized programs?
Yes. We tailor programming to your property’s resident demographics, goals and budget, and plan around your on-site team’s calendar.
How much does resident programming cost?
It depends on the number and type of programs, your community’s size and your goals, so Roseway prepares a custom quote for each property. Contact us to talk through your budget.
How do you get residents to attend events?
We use resident communication plans, targeted promotion and activities chosen around the interests of your community.
Does Roseway handle event vendors?
Yes. Vendor sourcing, vendor insurance and permit tracking, and day-of coordination are part of the full-service model.
What is the difference between resident experience and resident events?
Resident events are one part of it: the programming itself. Resident experience is the broader, ongoing relationship: how engaged, satisfied and connected residents feel. Events, wellness programming and support services all contribute to it.
Does Roseway offer a free assessment?
Yes. The free 60-second Resident Experience Check gives you a Resident Experience Score with practical recommendations.
Do you work with vendors and local businesses?
Yes. If you are a local business, entertainer or vendor interested in partnering with us on resident events, email info@rosewayrs.com or visit Partner with Us.
